Government-Insured Loans
These types of loans are not created or issued by the government, they are just backed by them. They are designed to create opportunity for people that do not qualify for a Conventional loan or if Conventional is not a good fit
FHA
FHA loans are very popular among buyers or homeowners that may need a little more flexibility with credit and/or debt-to-income. FHA loans have very competitive interest rates and they also provide both fixed and adjustable rate options. FHA also offers a renovation loan that can be used to purchase a home and have the ability finance the costs of rehabbing it all in one loan.
VA
VA is specifically for active military members, veterans, reservist and surviving spouse of a veteran. VA loans offer many advantages compared to other types of loans such as down payment requirements of as little as 0% without requiring mortgage insurance (MI).
USDA
USDA is designed for specific rural locations and offers up to 100% financing. USDA offers other advantages compared to FHA and Conventional loans such as lower PMI/MI premiums.
Reverse Mortgages
This program is a great option for homeowners age 62 and older. A Reverse Mortgage or HECM is a government-insured loan that allows a homeowner who meets certain criteria to access their equity to generate cash to either provide a more comfortable living or to supplement their existing income.

Jumbo
A loan amount greater than the maximum conforming loan limit is considered to be a Jumbo loan. Jumbo loans have different, usually more stringent guidelines which is why our loan officers undergo the proper training in order to be well versed in this type of financing.

Non-Traditional Loans Designed for Out-of-the-Box Situations
Bank Statement Programs
In instances where traditional income documents such as W2s or tax returns can not be used to prove income, bank statements for 12 or 24 months can provide a solution. This is a very popular option with self-employed borrowers who tend to write-off substantial losses in their tax returns.
1099 Only
Independent contractors who receive a 1099 for tax filings can qualify using this form alone. Many freelancers and contractors receive 1099 income and have a hard time qualifying for a mortgage under traditional agency guidelines.
INVESTOR CASH FLOW
Investor Cash Flow mortgage program allows our clients to qualify based on rental analysis to determine property cash flow. No personal income required to qualify. This saves you from submitting complicated income statements and tax returns.
ASSET QUALIFIER
This program is for borrower’s to qualify using their liquid assets. No need to use employment, income or DTI to justify ability-to-repay. You'll qualify based on required assets that meet seasoning requirements. We have helped retirees, underserved self-employed, divorced with no income, and other borrowers with required seasoned assets to purchase or refinance. This easy to close loan is another solution helping borrowers with their home loan needs who could not under Agency guidelines.
